Who can live at Playa Escondida?
Everyone is welcome to apply. Playa Escondida is a mixed-income affordable community, so eligibility comes down to household income and size, never age. Call the office with a rough idea of your monthly income and we can usually tell you the same day whether your household qualifies.
How much is the rent?
Current program rents run from $798 to $1,338 per month for a two bedroom, depending on the layout and your household's income tier, and start at $709 for a three bedroom. Rent is a fixed amount, not a percentage of your income. Program rents adjust from time to time, so please call to confirm today's exact rate and availability.
What are the income limits?
Household income must fall below limits that HUD sets each year for Lea County. The limits depend on how many people live with you and they change annually, and because Playa Escondida is a mixed-income community, different homes carry different limits. The surest way to know is one quick call with a rough idea of your monthly income.
Is this the same as Section 8?
No, but the two work together. Playa Escondida is tax-credit housing: rents are already set below market, no voucher needed. If your household has a Housing Choice Voucher, it is welcome here. Call us and we will walk you through how the two programs combine.
Is there a waitlist?
When homes are open, there is no waiting list: you can apply right away and move in as soon as your application is approved. When the community is full, we keep a waitlist and call in order as homes come ready. Joining is free, there is no obligation, and we will always tell you honestly where you stand.
How new are these apartments, really?
Playa Escondida was built entirely new from the ground up in 2016, which makes it the newest community in our whole family of New Mexico properties. Nothing here is a remodel or a conversion: the floor plans, kitchens, and buildings were all designed in this decade's style and certified LEED for Homes Platinum when they were finished.
What does the name Playa Escondida mean?
It means "hidden shore." Out on the Lea County plains, a playa is a shallow desert basin that quietly fills with water after a good rain and disappears again in the sun. The name is a nod to that local landscape, and to a community that is easy to miss until you find it, tucked along Yeso Drive.
What documents will I need to apply?
Plan on a photo ID for each adult, Social Security cards for the household, and proof of income such as pay stubs or benefit letters. The office will give you the exact checklist when you apply and help you round up anything missing.
Can I have a pet?
Please call the office for the current pet policy and any deposits that apply. Assistance animals are always welcome in accordance with fair-housing law.
Is the community accessible?
We welcome reasonable accommodation and modification requests under Section 504 and the Fair Housing Act. Call us to talk through what you need. TTY users may dial 711.
How do I see a home in person?
Call us to set up a tour. Office visits are by appointment so we can give you our full attention. We will walk the courtyard, show you the homes, and answer every question you bring.
